Calaret Point is a headland rather than a resort. The road along the top serves forty-one houses and stops at a lighthouse; there is no through traffic, because there is nowhere to go through to. That single fact explains most of what the market does.

The houses were built in two waves. The first, in the late sixties, are long single-storey plans that hug the contour and turn their backs to the road. The second, after 1994, are larger and taller and generally less comfortable in the weather. Buyers who have spent a February here tend to prefer the first wave.

We have had a desk on the quay since 1991. Most of what we sell on the Point never reaches a portal, not out of secrecy but out of arithmetic: there are rarely more than two willing sellers and there are always more than two willing buyers.

What it is actually like

  • Sea fog most mornings between May and July; it burns off by eleven and the afternoons are clear.
  • Salt reaches everything. Budget for ironmongery and external joinery on a ten-year cycle rather than a thirty-year one.
  • The cliff path is a public right of way along the whole headland. Every garden is overlooked at some point.
  • Two restaurants, one shop, no school. Families with children under twelve generally buy inland and visit.

What the register usually holds here

One or two houses at a time, almost always sale rather than let. Owners here tend to hold for fifteen years or more, so a Calaret instruction is an event rather than a rotation.

What to look at twice

The access track, the water supply and the point at which the garden stops being yours. Several plots on the seaward side end at a wall that is not on the deed plan.
