Knows which Sablon blocks have a reserve fund, which have a lift that works, and which have neither.

Tobias trained as a building surveyor and came to the firm in 2006, which is why his particulars carry more numbers than most. He has handled every apartment Veyrand has sold in the goods-yard conversions since the first Works sale in 2011.

He reads a block's accounts before he reads its brochure, and he publishes what he finds. Several Sablon sales have been re-priced downwards on his own advice, on the grounds that a buyer who discovers a roof fund of nothing in week six does not complete.

    Every Sablon buyer gets three years of service-charge accounts and the reserve-fund position before an offer is made, whether or not they ask for them.

  • Ceiling height is not a detail

    In this quarter the difference between 3.4 m and 2.9 m is the difference between two very different apartments at the same square-metre rate. He measures rather than quotes.
