Acquisition

A retained search across the six markets, with a standing instruction to tell you when the answer is no.

An acquisition instruction is the opposite side of the desk. We work for the buyer, we are paid by the buyer, and we do not take a fee from the seller on the same transaction.

In practice most of the work is elimination. A retained search usually looks at forty houses, visits nine and recommends two, and a good part of its value is the thirty-one that never took up a Saturday.

How it runs

  • Requirement

    A long conversation and a short written brief. The brief is the thing we are held to.

  • Search

    Our own register, other agents' stock, and the houses that are not on the market but might be.

  • Shortlist

    A written note on each house including what is wrong with it. Viewings arranged in blocks to save journeys.

  • Offer and through to exchange

    Negotiation, survey coordination and the weekly chase that decides whether a purchase completes on time.
