Long tenancies, small book

Lettings

Twelve-month minimum terms, photographic inventories and a managed service that does not subcontract the handover.

The lettings book is deliberately small. We take long tenancies only — twelve months minimum, no holiday and no seasonal lets — which costs the firm income every summer in Ostmere and is the reason the properties stay in condition.

Management is optional. Where we manage, the handover inventory is taken by the lettings partner rather than a clerk, and the same person handles the check-out.

How it runs

  • Appraisal and compliance

A rental view, the safety certificates the tenancy needs, and an honest note on what the property will not achieve.

  • Marketing and referencing

Photography, viewings by the lettings desk, and referencing before any offer is put to the landlord.

  • Handover

A dated photographic inventory signed by both parties, taken by the partner, on the day.

  • Management

Optional. Rent collection, contractor instruction, quarterly visits and a written report.
