Selling without going public first

Private sale

Six weeks of preparation, a written view on value, and a release to the register before anything reaches a portal.

Most of what we sell on the west coast and in Elsmoor never appears publicly. That is not secrecy for its own sake — it is a response to a market where there are more registered buyers than willing sellers, and where a public launch that fails leaves a mark on a house.

A private sale starts with an appraisal and six weeks of preparation. If it has not found a buyer from the register by week ten, we discuss going public, and we say so at the outset rather than drifting into it.

How it runs

  • Appraisal

    A written view on value with the comparable evidence attached, delivered within five working days of the visit.

  • Preparation

    Six weeks: photography, measured floor areas, the survey we would want a buyer to have, and the paperwork that usually delays an exchange.

  • Release to the register

    The house goes to matched registrations only. Viewings are accompanied by the partner holding the instruction.

  • Decision point

    At week ten we review in writing: continue privately, adjust the price, or launch publicly. The choice is the seller's.
